INVESTMENT CRITERIA
Planning Gain: The Partnership will seek to invest in schemes which it can modify and
enlarge to enhance the profitability of a project within a relatively
short period of time. This will allow construction to start quickly
which in turn will create a selling window in the short to medium term.
This approach mitigates the risk of market changes.
Off Plan Selling: The Partnership will
seek to invest in schemes which will be available for sale as soon as planning
permission is granted. It will take a proactive approach to sell the properties
before and during the construction phase, to mitigate the risk of having to
hold the properties for too long and incurring excessive financing costs.
In depth Research: The Partnership will
seek to invest in markets with strong supply-demand dynamics over the short to
medium term and will actively research the market and seek to build what the
market demands on a flexible basis.
Development: The Waterford management
team will undertake an active role in the development of all its schemes and
the Managing Director will have management and financial control over all the
schemes in which the Partnership invests.
Alignment of Interests: In all
developments Waterford will be co-investor with The Limited Partners.
Speculative and Opportunistic: The Partnership
will seek out special situations for a limited proportion of the monies raised
into The Fund, which will provide seed monies to secure significant planning
gains and generate significant returns in the near term. These deals are high
risk / high reward and therefore no more than 5% of the Partnership funds
available will be allocated to this type of transaction.
